These terms govern your use of Zagent, an AI home-buying assistant operated by Zora REI, Inc., a licensed New York real estate brokerage. By creating an account you agree to them.

The service

Zagent helps you search for homes, answers questions from available data, and — at your direction — communicates with listing agents and other parties in a transaction. Zagent is an AI assistant operating under the supervision of Zora REI, Inc.; matters requiring professional judgment are reviewed by brokerage staff under its licensed oversight. Figures presented as estimates are derived from public records and comparable sales — they are not list prices, offers, or appraisals. Zagent does not provide legal, tax, or investment advice.

Fees

Zagent is offered in monthly subscription plans; each plan’s price and monthly service capacity are shown before you choose it, and you may change or cancel at any time. Every plan includes buyer representation through Zora REI, Inc. What you pay us is your subscription, and any pack of extra market analyses, web searches, worked properties or consultations you choose to buy: if you purchase a home while represented by us, you pay us nothing at closing. We may instead be paid by the seller or the listing broker, up to 3% of the purchase price counting every source together. That 3% is a ceiling on what we may accept, not an amount we are owed — if the seller’s side offers less we take less and waive the difference against you, and if it offers nothing, or agrees to pay and then does not, you still owe us nothing. Your own costs in a purchase — attorney, inspection, lender, deposit — are separate and unaffected. A 90-day protection period applies to homes Zagent actively worked for you if you cancel; it lets us pursue seller-side compensation and never creates a payment owed by you. Brokerage compensation is not set by law and is fully negotiable. The full terms of the engagement are in the Buyer Representation Agreement accepted at account creation.

Your first monthly subscription includes a seven-day free trial. No subscription payment is charged during the trial. Cancel before it ends and no subscription payment is charged. Otherwise, the plan renews monthly at the price shown until you cancel. Consultations, including the one introductory call and calls from packs, cannot be requested during the trial. Booking and buying call packs unlock after the trial ends and your first subscription payment succeeds. The exact price and renewal terms appear beside the plan button. Payments are not refunded.

Consultations with a licensed agent

Every client gets one free 20-minute consultation with a licensed Zora agent. It is once, not once a month. More consultations are sold in packs, priced per call by the plan you are on when you buy, and the price of each pack is shown before you buy it. Consultations and call packs unlock after your trial ends and your first subscription payment succeeds. Every consultation is a 20-minute call on Google Meet, by video or voice.

A consultation is advice from a licensed real estate agent about your home search. It is not a promise of any outcome: not that you will find or buy a home, that an offer will be accepted, or what a home will cost. It is not legal, tax or financial advice.

Consultations you buy never expire. Booking any consultation, the free one included, needs an active plan. If you cancel 24 hours or more before a call, the call goes back on your account. If you cancel later than that, the call is used. An agent can only accept a time at least 2 hours away. If an agent accepts your call less than 24 hours before it starts, you can cancel it without using the call until 2 hours before it starts. If you don’t join, the call is used, but only once that is confirmed by Google Meet’s record of who joined or by our own review. The agent saying so is not enough, and until then the call stays booked. If the agent doesn’t join, or cancels, the call goes back on your account. There are no refunds. A pack cannot be returned for money, whether or not you use the calls.

Fair housing

Our services are provided in accordance with federal, state, and local fair housing laws. Zagent will share objective data about homes and areas but will not steer, and will decline requests to characterize neighborhoods by protected characteristics.

Text messaging program

Texting is switched off for now, so Zagent does not send you text messages. When it is on, Zagent by Zora REI communicates directly by SMS/MMS as part of the service, and only about things that would not keep: answers to messages you send us, word back from a listing agent on your behalf, and showings that are coming up or have changed, plus a one-time introduction and messages a member of our staff writes to you themselves. We do not text you when new homes match your search — those wait for you in your portal. We do not send promotional or marketing texts at all. You consent to this operational texting when you create an account; replying STOP pauses it at any time without closing your account.

Message frequency varies. Message and data rates may apply. Reply STOP at any time to cancel text messages; reply HELP for help, or contact support@zagent-ai.com. Mobile carriers are not liable for delayed or undelivered messages. How we handle your number is described in our Privacy Policy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

Your account

Keep your login credentials to yourself and tell us promptly if you believe your account has been accessed by someone else. You agree to provide accurate information and to use Zagent only for a genuine home search.

Limits

Zagent is provided as-is. We work to keep information current and accurate, but listings, availability, and figures can change without notice, and AI-generated content can contain errors — verify anything material before relying on it. To the extent permitted by law, Zora REI, Inc. is not liable for indirect or consequential damages arising from use of the service. These terms are governed by New York law.

• terms-v7 · October 2, 2026 — CONSULTATIONS. A new section says what a consultation with a licensed Zora agent is: a 20-minute call on Google Meet, and advice from a licensed agent, not a promise of any outcome. Every client gets one free consultation, once. More are sold in packs, priced per call by your plan. Calls you buy never expire, but booking one needs an active plan. Cancelling 24 hours or more ahead gives the call back; cancelling later uses it. Not joining uses it too, but only once Google Meet's record of who joined or our own review confirms it; the agent saying so is not enough, and until then the call stays booked. If the agent doesn't join, or cancels, the call goes back. • terms-v6 · September 25, 2026 — CONTACT. For help with text messages, and for questions, these terms now give support@zagent-ai.com. It replaces the address they gave before, which was the firm owner's own mailbox. Mail sent there is recorded, given a deadline, and put in front of a member of our staff. Nothing else in the text messaging section changed. FEES. The page said the packs you pay for are the ones you buy on your account page. You can also buy one when Zagent tells you a monthly allowance has run out, so the page no longer says where. What you pay is unchanged.
• terms-v5 · September 24, 2026 — FEES. The page said the subscription is the only thing a client pays us for representation. A client can also buy packs of extra market analyses, web searches or worked properties on their account page, so the page now says what they pay is their subscription and any pack they choose to buy. Nothing at closing is unchanged. TEXT MESSAGES. Texting is switched off, and the page said Zagent communicates by text in the present tense. It now says texting is switched off for now, and describes the programme as it runs once it is on. The list of what we text about now also names the one-time introduction and messages a member of our staff writes by hand, which the product sends and the list left out. The carrier disclosures are unchanged.
• terms-v4 · September 23, 2026 — The Fees section now matches buyer-agreement-v6. The previous wording said a brokerage fee was due at closing of "0.5% of the purchase price, or the seller side's greater buyer-broker compensation offer, whichever is more", with the client's own payment capped at 0.5%. That fee is removed: a client represented under the new agreement pays Zora nothing at closing, and their subscription is the only payment to Zora for the engagement. In its place the page states that Zora may be paid by the seller or listing broker up to an exact 3% of the purchase price counting all sources together, that the 3% is a ceiling and not an entitlement, that a smaller offer is taken as offered with the shortfall waived against the client, and that nothing offered or a payor's default still leaves the client owing nothing. It also now says that the client's own attorney, inspection, lending and deposit costs are separate and unaffected, and that the 90-day protection period pursues the seller's side rather than the client. Clients who accepted an earlier version of these terms alongside an earlier Buyer Representation Agreement remain on the fee terms they signed until they accept new ones.
• terms-v3 · September 23, 2026 — Narrowed acceptance to creating an account. The previous wording also claimed acceptance by "using Zagent", which would have bound a visitor to the public search and the public assistant — neither of which asks for, or checks, any agreement. Removed the promotional text-message program: these terms described an optional program sending occasional news and promotions, and no such message can be sent — marketing is refused at the sending boundary. The statement that mobile information is not shared for marketing purposes is unchanged and remains true.
