Standardized Operating Procedures for Prospective Homebuyers

1. Before we show a home
A prospective buyer must have a signed Buyer Representation Agreement with Zora REI, Inc.
That is the only requirement before a showing. We do not require, before a showing:
- identification,
- a mortgage pre-approval or pre-qualification letter,
- proof of funds,
- an exclusive buyer-broker agreement beyond the Buyer Representation Agreement above.
In Zagent, the Buyer Representation Agreement is signed when the account is created, before any property conversation or showing request is possible, so every buyer reaches a showing having met the same single requirement.
2. Before we submit an offer
Before Zora REI submits an offer on a buyer's behalf, the buyer must provide:
- a mortgage pre-approval letter, when the purchase will be financed; or
- proof of funds, when the purchase will be in cash (and, for a financed purchase, proof of the funds for the down payment and closing costs where the seller's side asks for it).
Sellers and their agents commonly require these to consider an offer. We ask for them at the offer stage and not earlier, so no buyer is screened out of seeing homes on the basis of their finances.
Sensitive financial documents are to be sent through Zagent's secure document upload, never by email attachment or in chat, and buyers are asked to mask Social Security and full account numbers wherever the recipient does not need them.
3. Disclosures every buyer receives
At first substantive contact — in Zagent, account creation — every buyer receives and acknowledges:
- the New York State Disclosure Form for Buyer and Seller (DOS-1736-f), and
- the New York State Housing and Anti-Discrimination Disclosure Form (DOS-2156).

4. Applied identically
These requirements apply to every prospective buyer without exception, regardless of any protected characteristic under federal, New York State or local law, including race, creed, color, national origin, citizenship or immigration status, sexual orientation, gender identity or expression, military status, sex, age, disability, marital status, status as a victim of domestic violence, lawful source of income, or familial status. No requirement is added, waived, or applied in a different order for any buyer.
5. Changes
These procedures may be amended only in writing. The version in effect is the one published on the website, with the date it took effect.
